Sellers usually
have questions about 1 of 3 things -- money, land qualifications
and how quickly does the process happen.
Money –
1. What can I expect to receive for
my property? Properties purchased by PER are for long
term investments. The value of the property is determined by factors
such as: proximity to power, water and metropolitan areas. Because
there are so many variables and each property is different we
do not specify an amount, but know we will do our research and
send you an offer quickly.
2. How is the price for my land determined?
Price is determined by factoring in location, size of parcel,
access to parcel along with current liens or monies owed currently
on the property.
3. How much time can I expect until
I receive my money? In most cases, a check can be mailed
within 4 weeks from initial contact, in some cases even sooner.
4. Is Property Evaluation Resources
a real estate broker? No, we are a private investment
firm. You pay no real estate commission or any other fees for
selling your land to us. We pay any and all expenses associated
with the transaction.
Land Qualifications –
1. What type of land does Property Evaluation
Resources purchase? Property Evaluation Resources primary
focus is on vacant, unimproved land.
2. I owe money on my land, how does
that affect my decision to sell? We pay any delinquent
taxes and fees associated with the sale of the property. If you
owe any other money on the land please make note of that when
filling out the online form
so we may do further investigation before sending you an offer.
3. Are there specific types of land
that PER is not interested in purchasing? Property Evaluation
Resources purchases vacant, unimproved land. If your property
has any existing structures such as a home (manufactured or stick
built) or commercial building we would not send you an offer.
We may consider land that has a shed, old barn or cabin. If that
is the case please fill out the online form and note the structure
type in the comments. A representative will research it and contact
you.
Time Frame –
1. What are the steps that Property
Evaluation Resources goes through and the time frame to complete?
We have several steps to undertake: initial research is completed
in our office, we physically go and inspect the property and title
research is completed. All administrative paperwork is then completed
and sent to a Notary Public convenient to you. At that point you
go in, sign and pick-up your cashiers check. This process usually
takes approximately 4 weeks or less to complete.
2. What can I do to expedite the process
to make it happen quicker? The most important thing is
to complete and submit the online
form. Be sure to give us any information that will help our
research move smoothly. Information like how you acquired your
property, names of other individuals who are on the title and
any other history regarding the property is very helpful. Many
of our sellers have inherited their land, lost the original deed
or one or more of the owners are deceased. These are all scenarios
we can work through. The more information we know up front, the
faster we can get you an offer.
Other commonly asked questions –
1. The land is in a remote & desolate
area and I have never seen it. Will PER still consider it for
purchase? Yes, a majority of the land we purchase is
in remote, hard to get to areas.
2. I inherited the property and have
never even seen it. Can I still sell to Property Evaluation Resources?
Yes. There is no reason for you to have seen or been to your property.
We go and physically inspect each parcel we purchase. We also
do all the title research so when you receive your offer everything
needed regarding the transfer of your inherited land has been
covered. Remember when you sell to us, we make it as easy as possible
for you. We do all the work.
3. Where does
Property Evaluations Resources purchase land? Currently
